We have been practising carrying-out lease extensions and collective enfranchisements since 2007.
If you would like a Lease Extension at the lowest cost to yourselves, instruct Richard John Clarke Chartered Surveyors to carry out the valuation and negotiations on your behalf.
Provide a report setting out the range of values, giving the lowest, highest and a possible settlement figure.
After having the valuation, if you decide to proceed, the solicitor should serve the relevant notice on the freeholder at the lowest figure.
The freeholder then has 2 months to respond with a "Counter Notice", setting out their proposed premium.
If they do not respond, then you will be able to purchase the lease extension at this lowest figure.
However, it is rare for a freeholder to miss this important deadline.

Many local authority and government agencies serve Compulsory Purchase Orders on property owners and tenants when they need to take land for public works such as Road and Rail Schemes and Regeneration Projects.
However, there is a Compensation Code that these Acquiring Authorities are obliged to use.
The aim of which is pay enough compensation to put the property owner or tenant in the same financial position after the scheme as they were before, no better and no worse.
