Whether you need a brief inspection or a full building/structural survey, we can help with any age and type of property from new build flats and houses to Victorian and 1930s dwellings and everything in between. We also undertake building surveys on much older and unusual properties such as timber framed and thatched houses, oast and barn conversions, converted dock/commercial buildings and old schools, hospitals and right-to-buy council properties.

This will provide a full report on any kind of property. It lists all defects, large or small, provides a maintenance plan and gives you an idea how much any repairs will cost.

Anderson Associates were established since 1999 by Paul Anderson (MRICS MCIOB), the Principal.
Anderson Associates were incorporated in 2003 as a limited company.
We are chartered surveyors covering all of East London, South-East London, Kent, Essex and Suffolk.
Paul Anderson, the principal has an extensive range of experience in the 30+ years of working in the industry/profession in both the private and public sector and has worked for Small, Medium and Large Building and Civil Engineering Contractors, Private Chartered Surveying Practices, Local Government, Councils and Housing Associations.
When a bank, a building society or any other lender is looking to offer you a mortgage, they will usually want a Mortgage Valuation.
Ensure it's a suitable security for the loan, and get an Open Market Valuation (OMV) - a property valuation which gives a realistic idea of what the property is worth in today's market.
It simply gives information to the lender about the property to determine if they are prepared to lend money on it.
What you need to know.
It isn't a full survey - you will need to know more about the property than the Mortgage Valuation report alone will tell you.
The Home Buyer Survey and Valuation is a private report supplied to you as a prospective buyer.
It's a pro-forma document about 10-15 pages long designed by the RICS (Royal Institution of Chartered Surveyors).
This type of property survey is only meant to tell you about any significant or major progressive defects - and to show how these defects might affect the house valuation.
It won't always tell you how to put any defects right - but will advise you to make further enquiries or investigations.
A Full Building Survey is 20-25 page long and gives you a comprehensive report on any property - including flats and leasehold premises.
A maintenance plan so you can look after or improve the condition of the property and make it easier to sell in the future.
A cost summary listing all the defects, describing what must be done to put them right, and giving a general estimate of how much the necessary repairs will cost.
Many people find the cost summary particularly useful as it may allow you to renegotiate the purchase price of the property, to cover all or some of the work that is needed.
With leasehold and shared freehold flats or maisonettes you will often have some responsibility for maintaining and repairing parts of the building other than the flat itself.
It is therefore essential that you carry out an appropriately thorough property survey so you are fully aware of any likely maintenance or repairs that may be required during your lease.
It's quite usual to find that the freeholder(s) will divide repair costs equally between all the dwellings in the building.
This will happen whatever kind of work is done, and you will still be responsible wherever your flat or maisonette happens to be in the building.
