A pre-acquisition survey enables you to make an informed decision about a proposed purchase, taking into account the suitability of the property for a particular use and the potential liabilities and future costs that may be incurred.
When considering the acquisition of a freehold or leasehold interest in commercial premises, it is essential to fully understand the implications of any existing defects that may exist or other factors which may affect the intended use and investment potential for the premises.
Defects in your house can be of great concern, particularly if it is the basis of a dispute with a contractor.
Building Surveyors have in depth knowledge of Building pathology which is the scientific study of abnormalities in a structure and functioning of a building envelope and its parts.
It seeks to study the inter-relationship of building materials, construction, and services within their environments.
Knowledge of Building Pathology enables Building Surveyors to produce detailed diagnosis of many building defects such as cracks, subsidence, dry rot, wet rot, toxic moulds, and insect attack.
Prepare a costed schedule of dilapidations (interim, terminal or final schedules) and issue, to be served by your solicitor.
Review the received schedule of dilapidations and negotiate the claim with the Landlord's representative.
Advise whether the Tenant would be best to undertake the repairs themselves or if it would be preferable to settle financially.

When undertaking works to your property, either internal alterations or building new extensions you may be required to notify your neighbour of your proposals at least two months before the works start.
We can review the proposals free of charge and advise on which Notice(s), if any, would need to served on your neighbour(s).
Once the Notices have been served your neighbour can either "Agree" or "Disagree" to the proposals.
The agreement must be in writing and be received within 14 days from the date of the Notice.
Risk assessments should be carried out annually.
The working document should be updated in the event of any changes to your premises.
We can undertake your fire risk assessment and provide you with a written report inclusive of our F.R.A.M.S document.
