The design had to include the replacement of the existing dining room roof without disturbing the conservatory. This property suffered from significant heat loss through an earlier flat roof extension which formed the dining room of the bungalow. The client required a kitchen extension and wanted to use part of the original kitchen area to form a small cloakroom and utility area. The design incorporated a double pitched roof over the new kitchen and existing dining room, which had to be designed so that it did not disturb the existing rear conservatory.

The primary focus was that the materials had to perfectly match with the existing property. The project was to provide additional living accommodation, initially involving a games/reception room at ground floor and a master bedroom suite at first floor. The client did not wish to lose from the rear garden and the logical answer was to extend to the front to create the required space. Creating the extension to the front of the property required complementary design and careful consideration over the selection of materials to ensure the extension did not look obtrusive.

This property was originally designed with a kitchen/dining area, three seperate reception rooms, a utility room and double garage on the ground floor. The client wanted to convert the existing double garage into a large kitchen/family space, utility room and Japanese bathroom. A garage was required to replace the existing one lost by the conversion along with an extension to increase the ground floor living space.

The use of environmentally sympathetic architecture to ultimately create a modern house on a complex site within a conservation area. The client had originally purchased a building plot on the bank of the River Thames which had planning permission for a single dwelling. Our initial role was to obtain building regulation approval and prepare working drawings for the construction of the building.

Whether you require plans for obtaining planning permission or a complete project co-ordination service, BPS will provide services to meet your requirements. BPS always provides an initial consultation free of charge. The purpose of this is to meet the client, view the property and obtain a full understanding of the clients requirements. A fixed price quotation is then provided to take account of the clients requirements and to set out the works involved.

read more › What permissions do I require? Where do I find a reputable contractor? How do I know I'm paying the right price for the work? These are all questions that run through peoples minds when they consider carrying out a project. BPS offers project coordination to provide a smooth path through the minefield that is construction. From the inception of the project BPS will lead you through the process of obtaining the necessary consents from the Local Authority, detailing exactly what needs to be carried out as part of the works, in drawings and schedules, obtain tender prices from similar type contractors and coordinate the works on site.

It is generally used by tenants who are taking on a lease of a property and want to record the condition of certain elements at the time they enter into the lease. BPS produces photographic schedules to include a written description of a building element, a photograph of any damage to that item and a layout plan to identify the location of the damaged element. Condition surveys are generally carried out to internal areas; usually areas of the building where the tenant is taking over the responsibility for maintenance.

read more › This is probably one of the most commonly asked questions when someone is thinking of carrying out development or alterations. BPS always suggest talking to a building professional to determine whether the works are feasible and what is required to obtain consent to carry out the required works. Many people have a budget in mind of what they want to spend when carrying out improvements to their home. However, their budget very often doesn't include things like professional fees and VAT. A budget of 50,000 is better defined as 40,000 + VAT and fees.
