I am a qualified Building Surveyor based in Gloucestershire and provide architectural design. I work with residential and commercial clients to help purchase and/or alter property. I went out to meet with a couple last night to talk through their plans to create a loft conversion in their recently bought property.

As usual this was a free consultation and allowed me to explain the process involved with planning permission and building regulations, but also to try and pick out some areas of discussion that may or may not have been looked into this early stage.

The key stage for me is that the ideas of the owners are allowed to flow freely as in some cases they can have been considering layout options for six months or more before getting in touch with me and I think it's important to make sure that this is relayed to me before I try to delve any deeper into the proposed ideas pot!My first question to anybody looking to do work to their property relates to how long they wish to stay i.e. are looking to resell property in 1 - 2 years or is it a 10 to 20 year house?

The basic package offered will cover any Planning Permission or Listed Building Consent that may be required as the first stage.
The second stage is then progressing the design to a detailed level by creating a full working drawing package and obtaining Building Regulations Consent for the proposals.
All projects require different levels of information and I will provide you with a high quality package that will suit your needs.
I will agree clear a route of working with you at the start of a project before commencing each stage and a detailed agreement will be sent out.

I've always been keen on detail as I think it's all too easy to get 95% of the way to having something great and ruin it in the last 5% if you're not careful!
I cover building surveying as well as architectural design for all elements of Planning permission, Listed Building consent and Building Regulations Approval.

As energy prices soar and climate change causes us to consider our impact on the environment more often than ever, I aim to not only advise clients on how they can utilise a green approach to design their property, but also to make my own contribution by making the business as helpful to the environment as possible.
This family home needed an updated kitchen and dining area and the owners wanted to stay put for the long-term so a lot of work was also done to the existing house too.
Sometimes the projects with the best outcomes start with a longer term view and lots of my projects start with a family home.
In this instance there was no desire to ever move from the house, but equally, it needed some changes to the existing house and also had space to add a good sized extension.
Making better use of the original house is always key in my view, as there's little point adding an extension without making the most of what's there already.
No, you read correctly, a 37 bedroom house!
A prospective purchaser requested a detailed survey of this property.
This is obviously a large scale survey to illustrate the scope that I can cover, but don't forget if you're looking at buying a house, be it 1 or 37 bedrooms, then contact me to arrange a full building survey to avoid any nasty shocks!
The client for this project wanted a full building condition survey to be carried out as the property had previously been used as a care home for the elderly and it had been unoccupied for some time and so was in a relatively poor state of repair.
