Pinnacle Surveyors is an independent firm of chartered surveyors based in the East Midlands. We work with all the major Banks and Building Societies and can assist with a variety of different reports. Our surveyors hold a wealth of experience obtained over many years in the industry which allows us to produce high quality, accurate reports for our clients. Office staff specialise in specific areas of the process and can offer accurate advice throughout the process. Our staff will remain professional and helpful throughout the process right from your first contact in the office through to completion of your report.

Our office is open Monday - Friday from 9am - 5.30pm when we can answer any queries you may have about your survey and the process. Our surveyors are well known in the areas in which they work.
Services
With a highly experienced team of surveyors throughout the country, we are well placed to work with other professional services including estate agents, brokers and solicitors.
We provide a referral scheme for our partners and can carry out valuations, HomeBuyer Reports or Building Surveys for both your buyer and seller clients.
Our dedicated Private Client Team will guide you and your clients through each step of the process.
Once your client has received their report we will pay you as part of our referral scheme.
Help to Buy covers a number of government schemes aimed at helping the public to purchase property.
These include Help to Buy: ISA, Help to Buy: Shared Ownership, and Help to Buy: Equity Loan.
Help to Buy: Shared Ownership allows you to buy a share of your home and pay rent on the remaining share.
The share you own can be increased as and when you can afford to buy more.
Help to Buy: Equity Loan allows you to buy 100% of a new build property, with the government providing a loan of up to 20%, meaning that you only require a 5% deposit and 75% mortgage.
A Private Valuation is a report that provides you with the current Market Value of a residential property in line with RICS Red Book requirements.
The Valuation will also give you a general overview of the property.
A valuation is required by a Housing Association due to selling a shared ownership property or purchasing further shares in the property (also known as staircasing).

The most important aspect of the Valuation is the current Market Value of the property.
A Building Survey is a report for clients who are seeking a professional opinion based on a detailed assessment of a property.
On receipt of a Building Survey, you should have all the information you need to make a decision on purchasing a property.
The Building Survey Service is delivered in accordance with the Home Survey Standard (1st edition) RICS Professional Statement and is equivalent to Survey Level Three.

The service consists of a detailed inspection of the building, the services, and the grounds of a property.
There are two types of HomeBuyer Reports - the HomeBuyer (Survey and Valuation) Service and the HomeBuyer (Survey) Service.
These are both regulated by RICS.
The service aims to provide you with the necessary advice for you to make an informed decision on whether to go ahead with buying a property.
The report advises you of any repairs that may be required, or further investigations which need to be carried out, and allows you to consider renegotiating the purchase price based on any work that may be required.
