Services
DHKK Ltd specialises in the survey and valuation of residential properties and, in consequence, the preparation of Home Reports for residential property sale is a core function of the firm.
The firm also routinely provides valuations for executory and Capital Gains Tax assessments and for pre-sale marketing advice.
The valuation inspections and supporting reports are only conducted and prepared by fully professionally qualified and experienced Chartered Surveyors that are members of the RICS Valuer Registration Scheme.
Energy Performance Certificates or EPCs have been required by law in the UK for new property transactions (whether sales or leases) since 2009.
In more recent years the use of these certificates has widened to include the application process for public funds through schemes such as the Feed-In Tariff scheme (FITs) or the Green Deal.
DHKK Ltd posesses the expertise and qualifications that enables it to conduct all forms of domestic and non-domestic energy assessment inspections.
It is happy to advise on the type of service required and to provide quotations for energy assessment inspections or the provision of an EPC.
An Energy Performance Certificate is a document generated to provide an energy efficiency rating for a property.
The rating calculated will range from A (most efficient) to G (least efficient).
The Certificate also gives guidance on the environmental impact rating of the building.
EPCs generated for existing buildings additionally list recommended measures to reduce fuel use and increase efficiency.
Commercial EPCs are needed for all commercial buildings where exemption criteria do not apply.
The EPC is produced by use of iSBEM non-domestic EPC modelling software following detailed building inspection, with the resulting Certificate being lodged in a public database.
DHKK's valuation surveyors are fully-qualified (MRICS or FRICS) and are accredited members of the RICS Valuer Registration Scheme.
They have a wealth of local knowledge that permits them to value with accuracy.
The reports that they produce are fully independent and without influence.
The firm's excellent claims history is testament to their professionalism and the high level of service delivered.
Where a residential property is to be sold in Scotland it is a legal requirement that a Home Report be produced and made available to prospective purchasers.
