read more › We undertake ISVA HomeSurveys, which are a Level 2 survey - i.e. an intermediate survey report. The report will highlight the major defects but provides this as a compact report, using set headings. This type of report is suitable for houses built after around 1910, and of traditional construction. We would recommend that all non-traditional, older, or Listed Buildings that we carry out a full Building Survey. Similarly, if the property has been heavily extended or converted, then you should seek a Building Survey Report (Level Three Survey.)

Provide you with actions/decisions you need to undertake, i.e. you may have to obtain specialist reports -electrical, drainage survey etc. Identify defects which you are not aware of, enabling you to negotiate an appropriate reduction in the purchase price. Did you look at the property through rose-tinted glasses when you visited and missed that defect? That nice looking plant in the garden can cause no-end of problems. As well as covering work on a party wall, the Act also covers excavations to a certain depth within prescribed distances from neighbouring properties. read more › We would recommend that you undertake a Schedule of Condition on the premises, in the lease, and appended to it. A Schedule of Condition is an item by item written report including photographs describing the elements of the building, and their condition. A Schedule protects any incoming tenant, to ensure that on expiry of the lease, the property is returned in a condition to that at commencement. Dilapidations is a technical term covering breaches of a covenant to repair a building contained within a lease.
