A property valuation is an inspection of a property carried out on behalf of the mortgage lender.
A valuation is not a survey.
It's a limited inspection to identify problems that affect the security of your mortgage lender's loan.
You should not just rely on the information provided by a valuation when deciding whether or not to purchase a property.
It is not a survey or condition report.
You should have a survey carried out on the property you intend to buy, and carefully consider its results before entering into a contract to buy it (or making an offer in Scotland).

We will organise a site visit with a surveyor to take accurate measurements.
Then we will draw up the plans in CAD software providing a precise clear drawing of the property required.
Many buildings old or new have some defects, and require repairs and replacements from time to time, to keep them in satisfactory condition.
This style of report is a valuation and not a survey.
It is a property inspection undertaken to provide an opinion on the current open market value of the property and is an equivalent to a report provided for financial institutions including building societies and banks for loan security purposes.
The principle benefit to this type of report is that it confirms the purchase price is reasonable and identifies any obvious defects, which may affect valuation.
