John Perrin & Sons was first established in 1983 and has been providing clients with architectural and surveying services since then. We offer full design services, providing drawings for any kind of extension, new build or conversion for submission to Planning and Building Control, project management, lease plans, schedules of condition and all matters arising under the Party Wall etc Act 1996.
Services
We will prepare drawings of the property as existing and then produce schemes of proposed works for discussion with clients.
We do not submit drawings to the Council until our clients are satisfied with the design.
Most loft conversions may be constructed under permitted development and if required a Certificate of Lawful Development can be applied for.
If planning permission is required we will submit the application.
Building Regulations approval is always required and we will provide full working drawings for submission to Building Control.
We design new houses, blocks of flats or conversions of single dwellings to flats or studios that are to the client's own personal requirements.
The design of the building will comply with all the relevant regulations regarding disabled access as all new developments need to comply with the Disability Discrimination Act 1995 and Part M of the Building Regulations.
In the case of new builds we survey the site and then prepare sketch schemes which are then altered and adapted to provide the best design to suit the client's needs before submitting the application to Planning.
The Party Wall etc Act 1996 applies to most projects where new work is either being attached to a neighbouring property or foundations are being excavated within 3m of another building.
The Act was designed to be an informal agreement between neighbours to protect the interests of owners having work carried out as well as their neighbours.
Where there is dissent between neighbours, each can either appoint a single surveyor to act as Agreed Surveyor or appoint their own surveyor.
The surveyors will prepare, sign and issue a Party Wall Award, which sets out the rights and duties of the parties involved and which will also include schedules of condition, photographs and drawings.
