John G. Hills is a partnership based in Leyburn in North Yorkshire but with a broad client base as far south as Belper in Derbyshire and as far north as Argyll in Scotland. We have clients in the Doncaster/Rotherham area of South Yorkshire as well as Cumbria and Durham. We are a firm of Chartered Surveyors, Valuers, Land and Estate Agents with estate management at the heart of our business.

We currently manage a portfolio of over 1,000 properties and offer a variety of management packages to suit individual landlord's requirements from simply finding the right tenant to full property management.
The main management packages are listed below although we do maintain a flexible attitude and can adapt our service to meet our client's individual circumstances.
Inspection of property in order to prepare accurate Letting Particulars and provide a rental valuation.
Organise the Energy Performance Certificate, Gas Safety Certificate for gas appliances and Periodic Electrical Installation checks.
We provide a full service to manage all aspects of the relationship between the landlord and tenant including new tenancy agreements (domestic or agricultural), rent collection, rent review, repairs, improvements, tenancy succession, lease renewals and surrenders.
We provide advice on all landlord and tenant matters including tenancies under the Agricultural Holdings Act 1986 (AHA 1986) and Farm Business Tenancies under the Agricultural Tenancies Act 1995 (ATA 1995).

We undertake rent reviews for agricultural tenancies under the AHA 1986 and ATA 1995 together with residential tenancies including Assured tenancies (Housing Act 1988) and Assured Shorthold tenancies (amended by the 1996 Housing Act).
We also undertake applications for the registration of Fair Rents for Protected (Rent Act) tenancies.
Farm rent reviews normally occur every three years and cottage reviews every two.
We discuss any proposed review with the landlord, serve the relevant notices, negotiate the new rent with the tenant and formally record with signed memoranda.
We apply for and manage most agri-environment schemes including Entry Level Stewardship (ELS), Uplands ELS and Higher Level Stewardship (HLS).
We also complete annual applications under the Single Payment Scheme, resolve disputes with the Rural Payments Agency (RPA) and make applications to the Rural Land Register (RLR).
